Who Can List on Wathkam?

Anyone can submit a property listing on Wathkam.lk for free - whether you are an owner, an agent, or a broker. There are no subscriptions or fees during our launch phase. Every submission goes through a quick admin review before going live, so buyers only ever see verified, quality listings.

The 4-Step Listing Process

Posting your property on Wathkam takes just 5 minutes. Here is exactly what each step covers.

Step 1 - Property Information

This is the core of your listing. You will fill in:

• Title - Write a specific, descriptive title. Include the size, key feature, and location. Example: "15 Perch Residential Land for Sale in Kottawa, Clear Deed". Vague titles like "Land for Sale" get far fewer clicks.
• Category - Choose Land, House, Apartment, or Commercial.
• Listing Type - For Sale or For Rent.
• Description - Describe the property in detail. Mention road access, nearby facilities, legal status, and any standout features. More detail means more serious enquiries.
• District and Town - Select from the dropdown. Start by selecting a district and the town list will update automatically.
• Show exact address publicly - Leave this unchecked if you only want to show the district and town. Check it if you want the full address visible to buyers.

Step 2 - Price and Specifications

• Price - Enter the price in Sri Lankan Rupees. Choose the correct price type: Total Price, Per Perch, Per Acre, Per Month, or Per Day. If the price is open to negotiation, tick "Price is negotiable".
• Property-specific details - Depending on your category, you will see relevant fields:

Step 3 - Photos and Features

• Photos - Upload 1 to 8 photos. Drag and drop or click to select. Each file must be JPG, PNG, or WebP and under 3 MB. Images are automatically compressed and converted to WebP - no extra work needed on your end. Click the star icon on any thumbnail to set it as the main listing photo.
• Features - Select all the amenities and features that apply: water supply, electricity, main road access, boundary wall, CCTV, garden, proximity to schools, hospitals, and more. These appear as badges on your listing and help buyers filter.

Step 4 - Your Contact Details

• Full name - Your name as you want it to appear to buyers.
• Phone number - Used by buyers who prefer to call directly.
• WhatsApp number - Used for the WhatsApp enquiry button on your listing. This is the primary contact method most buyers use.
• Email - Optional. Your email will never be shown publicly.
• Seller type - Select Owner, Agent, or Broker. This is shown as a badge on your listing.

After You Submit

Once you submit, your listing is saved with a status of Pending. It will not appear publicly until a Wathkam team member reviews and approves it.

What happens next:

1. You will receive a reference ID immediately on screen - save this
2. Our team reviews your listing, usually within 24 hours
3. If anything needs to be corrected, we will reach out via the contact details you provided
4. Once approved, your listing goes live and buyers can find it through search and browse

Tips for Getting Approved Faster

• Write a detailed description - listings with fewer than 3 sentences are frequently sent back for revision
• Upload at least 3 clear, well-lit photos - dark or blurry images are the most common reason for rejection
• Double-check your phone number and WhatsApp number - incorrect contact details result in immediate rejection
• Do not include external website links in your description - these are blocked for security reasons
• Make sure the price type matches your price (e.g. do not enter a total price and select "per perch")
